The Contruction Manager will be responsible for defining and determining the real estate project scope, Objectives, budget & resource requirements. He or she will also track project costs and manage project resources.

Responsibilities:

  • Define and implement tools that will assist in the control and management of the project.
  • Co-ordinate and direct contractors to ensure schedules and targets are achieved throughout the project lifecycle.
  • Prepare budget and determine resource requirements as per scope of work; Track project costs and manage resources in effective manner.
  • Prepare a program of works, detailed project schedule and work plan.
  • Provide project updates and submit project progress reports to various stakeholders.
  • Monitor compliance with construction program and identify opportunities for improved delivery.
  • Monitor and control changes/variations following approval by Client.
  • Ensure highest quality standard are met and appropriate methodology is applied during construction.
  • Determine, monitor and suggest how mitigate various project risks.
  • Assist the Project Management team in coordination of the various consultancy interphases to ensure smooth delivery of project designs.
  • Assist in preparation of procurement schedules, complete with specifications and recommended suppliers.
  • Develop and maintain excellent relationships with client representatives, consultants, contractors and property owners.
  • Manage and coordinate the project handover phase with contractors, clients, tenants and building managers.
  • Working closely with the rest of real estate team in site supervision and site inspection.
  • Occasionally assist with preparation of client deliverables and presentations.
  • Performing other job-related duties as assigned.

Requirements:

  • At least (4yrs) experience in managing an active construction site.
  • Diploma/Undergraduate with a minimum qualification of a B (plain) in Kenya Certificate of Secondary Education (KCSE).
  • Diploma/bachelor's degree in construction management or related course from a reputable University or College.
  • Excellent Microsoft Office skills, especially Excel and MS Project.
  • Detail-oriented and highly organized and ability to meet strict deadlines.
  • Strong analytical and problem-solving skills.
  • Detail-oriented with excellent written and oral communication skills.
  • Ability to work independently and collaboratively as a team.
  • An understanding or interest in property markets & trends.
  • Availability on a fulltime basis with high levels of energy, enthusiasm and ability to work long hours and under pressure.
